David owned rental properties and had no clean way to see how his portfolio was performing. Income tracking lived in spreadsheets, maintenance requests came in by text, and his monthly cashflow number required a manual calculation every time. He also knew he was not alone -- every landlord he spoke to had the same problem and the same workaround.
The Plan phase defined the core product around three views every landlord needs: a portfolio overview with live income and ROI across all properties, per-property financial breakdowns tracking rental income against mortgage payments and expenses, and a maintenance request system to coordinate repairs without the back-and-forth.
The build took 28 days. Property-level dashboards with income, expenses, and net cashflow. A maintenance module with open, in-progress, and resolved status tracking. An income versus expenses chart that updates as transactions are logged. A clean mobile experience landlords could use from anywhere.
David launched Groundwork to a waitlist he had built before the product existed. Four hundred landlords onboarded in the first three months. The most common feedback: they finally knew what their properties were actually making.
